Welcome to Riviera Rentals we’re here to ensure your Queenstown getaway is comfortable, seamless, and memorable. From cozy rural retreats to spectacular Lakeview apartments and mountainside homes, Riviera Rentals offers a uniquely Queenstown experience. Our team is available to assist with queries or special requests during your stay. Please review the following terms and conditions for booking accommodation with Riviera Rentals.


Currency and Taxes


• All prices are in New Zealand Dollars (NZD) and include GST (New Zealand sales tax).


Cleaning and Linen Fee


• A cleaning fee, which includes linen hire, will be added to the nightly rate and varies depending on the property booked.


Payment and Cancellation Policy


• A 50% refundable deposit is required at the time of booking. The remaining balance is due 15 days before arrival.

• Cancellations made within 15 days of arrival will incur the full accommodation cost.

• Date changes are allowed up to 10 days before arrival, subject to availability and potential rate differences. Changes within 10 days of arrival are not permitted, and a 100% cancellation fee applies.


Government Travel Restrictions


• If government travel restrictions prevent your visit, Riviera Rentals will allow a date change (rate differences may apply). If you choose not to reschedule, the standard cancellation policy applies.

• We recommend purchasing travel insurance to cover unforeseen events or natural disasters, as refunds are not issued in such cases.


Check-In and Check-Out


• Check-In: From 3:00 PM. Early check-ins may be requested in advance but are not guaranteed.

• Check-Out: By 10:00 AM. Late check-outs must be pre-arranged and are subject to availability.

• A Riviera Rentals representative may inspect the property during your stay if necessary.


Property Occupancy


• Occupancy limits, including adults and children, must be adhered to as per your booking details.

• Additional or unregistered guests are not permitted. Violations may result in eviction and forfeiture of pre-paid rental fees.

• Quiet hours are from 10:00 PM to 7:00 AM. Excessive noise, illegal activity, or parties are strictly prohibited and may result in eviction.


Housekeeping


• Properties are not serviced during your stay. In-stay cleaning can be arranged at an additional cost, payable prior to your arrival.


Keys


• Keys are provided via a lockbox. Lost keys incur a $75 charge (plus $75/hour for additional time). Failure to return keys may result in lock replacement fees.


Damages and Additional Charges


• Excess cleaning, damages, or missing items will be charged at full cost plus 15%.

• Forgotten items can be posted back at your expense, plus a $25 admin fee.


Smoking


• Smoking is strictly prohibited on all properties. A $350 cleaning fee will be applied if smoke is detected.


Health and Safety


• Guests are responsible for familiarising themselves with potential hazards detailed in the property compendium and following all safety guidelines provided.


Changes and Cancellations by Riviera Rentals


• In rare cases where a booked property becomes unavailable, we will endeavour to offer a suitable alternative or provide a full refund. No further compensation will be offered.


Liability


• Riviera Rentals is not liable for third-party disruptions, unforeseen property issues, or loss/damage to guests’ belongings.


Agreement


• By paying the deposit, guests agree to these terms and authorise Riviera Rentals to charge for damages, additional cleaning, or any applicable surcharges.
